How it Works

If you are looking for financing for the purchase of a new home or need a
pre-approved mortgage, contact David So and the Mortgage Centre by phone,
fax, e-mail, in person, or complete your application quickly and
conveniently on-line.

Once we have your application, David So and The Mortgage Centre go to work.
First, we'll consult with you to understand your financial needs and goals.
Then we'll determine the best financing strategy to meet those needs and
source the best mortgage products from more than 37 lenders across Canada.
We'll give those lenders the opportunity to compete for your business by
providing the most attractive rates and terms. We'll present their offers to
you and then the choice is up to you: choose the mortgage, the rate and the
terms and conditions that are best for you.

Our expert counselling and objective advice is provided to you at no cost
(o.a.c.). That may be hard to believe, but it's true. There are no fees, no
commission and no obligation. Of course, we do need to be paid! So, once the
financing is completed to your satisfaction, the lending institution that
you choose pays us a fee for the privilege of dealing with you.

1. First, you need to qualify. You must have a combined family income of
$65,000 or more. You'll need to provide two of the following to confirm your
income: Employment letter, pay stub, T4's or government Notice of
Assessment. In the case of business owners, commission sales reps, contract
employees, cash business, etc. the income used is the net income on your tax
returns over the past 3 years. And in case you are unable to prove
sufficient income in any of these ways, you can ask us about our "No INCOME
PROOF" program)

2. Next you need a good credit history. We require clean credit history for
a minimum of 18 months (verified by a current credit report which we will
obtain). Also, your liabilities must be limited. Negative net worth does not
qualify for the Zero Down program).

If any or all of the above areas present a problem for you, we may be able
to place you under our "Second Chance Program" with minimum 15% down
payment.

3. Fill out the on-line application. Once we have obtained your credit
history, we will submit your mortgage to our lenders so that they can
respond with their best offer.

4. Review the offers. David So and our mortgage specialists at The Mortgage
Centre will contact you to explain and discuss the offers we receive. You
will receive a copy of the lenders' bids by email, or, we can visit you at
your home or office, or meet with you at our office if that would be more
convenient for you

5. Choose your lender. We'll show you the strengths and weaknesses of each
offer, show you which ones best meet your stated needs and make a
recommendation to help you choose the best mortgage for your specific
financing needs.

6. Sign acceptance. You'll sign the required forms -- and that's it! You've
got your mortgage. Over the next few days we will follow up with all the
supporting documentation.
